                                             Reservation Policy

We are very happy to make your reservation!  Please read the following policies and provide a written acknowledgement and acceptance of our Reservation and Cancellation Policies here

                                 Cancellation Policy

To avoid any misunderstanding, guests will be charged for the number of days reserved. A deposit of half of the total amount is required. Balance is due at check in. We can't refill a vacancy if the guest leaves early, for any reason, so therefore refunds are not given due to to early departures, late arrivals, accidents or inclement weather, poor fishing or hunting, or situations beyond our control.

Refunds will be given if cancellation is received prior to 45 days of the reserved arrival dates.  A cancellation fee totaling 8% of the total reservation will be deducted.  Refunds cannot be given within the 45 days previous to arrival date without refilling the vacancy.  A full refund will be issued when the vacancy is refilled, less the 8% handling fee.

Please do not make a reservation unless you are certain you will arrive and depart as scheduled.

In the event of an emergency we will hold deposits to be applied to any future available date of equal value, less the 8% handling fee.  If you have special requirements, just let us know 30 or more days in advance of your registered arrival date, we would be happy to accommodate you in any way possible, but we cannot guarantee that we can accommodate any changes at check-in.

Day Guest Policy

For the security of all our guests, day guests are welcome by permission only and must be registered at the office. We reserve the right to charge your card for day guests, or cancel your stay without refund if unregistered guests are on the premises, in the pool or using the dock. There will be a $10.00 fee per person for day guests. Charges will be made without notice.  We reserve the right to limit the number of day guests per cottage. Pet fees also apply to day guests.

Pet Policy

We love dogs!  We want your dog to enjoy his or her vacation too!  We ask $10 per night, per pet.  Please do not leave your pet locked in the cabin unattended at any time.  We will assist in any way possible to assure your pets comfort.  Just ask if you need assistance.

If you are on a day trip, and plan on leaving your dog, let us know, or kennel the dog at Pampered Paws Pet Resort, 870-431-8841 which is 3 miles from Bull Shoals.  This service is affordable, reliable, and the folks at Pampered Paws are real animal lovers and will truly, pamper your pet.

Dogs that are left unattended and as a result, become an unacceptable or noise nuisance may be transported to the dog care facility in Lakeview Pampered Paws which is 3 miles from Bull Shoals.  The costs of transport ($25) as well as kennel costs ($10 per day)  will be assumed by the guest.

If you would like to bring your pet, please include in your email that you have read and understand our pet policy, and will allow us to transport your pet to Pampered Paws, if the situation arises.  Pet owners also need to accept responsibility for any damage the pet may do.  Just let us know, we appreciate being able to replace or repair anything before letting the next guest find it.

When dogs are left alone in a strange environment, they will bark because they are frightened.  Other guests have a right to a quiet, undisturbed vacation. Please do not ask to bring your pet if you do not intend to provide for its care every moment, even if you are not at the resort.  No exceptions, please.  Thank you!

       Housekeeping Policy
We pride ouselves on the cleanliness and good condition of our grounds and cottages; therefore, we reserve the right to charge without notice an additional cleaning fee up to $100 if cottages are left in a blatantly unreasonable condition.
Normal housekeeping duties such as vacuuming, laundry, and disinfecting are included in our service.
It is the guests responsibility to wash their pots, pans and dishes.
            Refuse Policy
It is imperative that each family keep their food and drink cleaned up at all times, to reduce the amount of flies.  Any food or debris will attract flies, so it is up to everyone to keep the grounds and tables clean.
Be considerate of the next guests, please take responsiblity and do not leave any area with spilled sodas, poured out grease, food scraps, or any food or waste items not disposed of properly in zip tied garbage bags that we provide.
We make great effort to keep our grounds free of trash, litter, and waste of any kind including but not limited to cigerette butts, gum, candy wrappers, fish entrails, cans and bottles, or anything else that was not there upon our guests arrival.
Each cabin has two garbage cans inside and one outside.  Fresh bags are provided daily if needed.
We do our best to keep up with the daily trash disposal, but if your can gets full, please empty it at the dumpster provided behind the property.
To keep costs down we do not hire employees to empty trash cans, and sometimes trash accumulates so fast, we can't keep up!
Thank you for policing your refuse and keeping your area as clean as it was found.
         Recycling Policy
We do provide Aluminum Recycling Bins at each cabin, which is then donated to the Local Lions Club to support in their volunteer efforts to provide eyeglasses and optic surgery for persons with  impaired vision.
 Please Recycle all aluminum cans.
You might need the Lions Club
                   someday!

   Fish Cleaning Policy

Please clean all the fish you catch on the lake or the river, and leave the heads, tails and entrails in the water for turtles and other fish to eat.

Bring only the fish you plan to cook back to the cabin.  We provide garbage bags for you to use to dispose of the remains, wrap tightly  and let us know and we will empty your trash immediatly so that it does not sit in the can overnight.

Due to the heat summer heat, any fish residue in the trash or on the ground will bring flies in large numbers.  Even the smallest food or fish residue becomes a major fly attractant, not to mention the smell.

Help us keep costs down by doing your part to keep your trash and general area clean and free of flies and unpleasant odors.

Repairing and Replacing Property Policy

In order to provide a better service, each cabin is carefully inventoried and scrutinized in detail, to assure you the best quality your money can buy.
We will walk through the cabin with you to be certain it meets your approval, and after you check in, if you notice anything we have missed, anything that is out of order or damaged, please let us know immediately so that we may repair or replace it immediatey.
Unreported damages such as stained, torn or otherwise ruined linens or upholstry or loss of property will be charged to the guest without notice in the amount equal to the cost of repairing or replacing cabins, furnishings, or items lost.
We trust that when we open our doors to the public they will respect our property as they would in any friend's home.
